Q: Why Should I Spend Money On A House I Am Selling?

 A: Your home is generally your biggest investment and investing in home staging will help maximize your return on that investment. Home staging assists in selling your home faster, and for the most amount of money. In today’s market, home selling starts with photos online, thus staging INCREASES the number of views and showings resulting in more OFFERS.


Q: Why Should I Stage My Property?

A: Home Staging is an important step for preparing any home for sale and applies to both occupied and vacant houses. Empty properties are especially difficult to sell, as potential buyers often cannot properly visualize the home's potential and occupied properties make it hard for a potential buyer to visualize themselves in “your” vise “their” home.  Staging a property doesn’t simply mean furnishing the home, it’s about creating a flow, lifestyle, and selling the experience of living in the home. With professional home staging, we strive to evoke the emotional response required to encourage buyers to provide a qualified offer. We provide furniture, artwork, and accessories to suit every style of home, along with our expert home staging services and advice, to provide you with the best solutions for each space of your home.

Q: How Much Will It Cost To Stage The House?

A: Since every home is unique, it is difficult to estimate the investment needed to properly prepare and showcase the home prior to the consultation. We will create a custom staging plan for your home and prepare our estimate accordingly. We generally recommend full staging – partial staging can provide gaps that create a distraction for buyers, and leave uncertainty with undefined rooms. We will stage all major rooms, plus bathrooms, foyers etc. Closets and pantry’s are typically not included.  For planning purposes, the absolute minimum investment for fully staging any property is $1,500.

 Did you know that only 10% of buyers can visualize a space? This is just one of the reasons why home staging is so important in any real estate market. Buyers are looking for a “move-in ready” home and WILL PAY MORE to get this. By staging the property, we are not just selling a house.  We are selling an experience, dream and lifestyle!


Q: When/How Do I Pay You? We Have 2 Payment Options.

1: PAY UP FRONT: A down-payment of 50% is required the day the contract is signed. The balance is due one day prior to stage. Acceptable payment methods include credit card, Venmo, check, money order or cash.

2: PAY AT CLOSE: The invoice is submitted to and paid through the title company at close. A $500 convenience fee is added to the balance of the contract, due at booking. This non-refundable deposit includes 60 days of *Staging Risk Management Insurance that covers up to $10,000 of our inventory. Additional coverage can be purchased. ($180 value)


Q: How Long Does My Home Remain Staged?

A: Staging period is for 60-90 days from the date of initial stage. Each additional month will be billed as a furniture/accessory rental fee as stipulated in your signed contract (no additional delivery/setup charge or staging fees). Rental renewal fees are billed monthly and can be prorated.


Q: How Do We Get Started?

A: At Staged by Marie, LLC we don’t just help to sell houses, we help to sell YOUR house, by presenting potential buyers with their next home. Every home is unique; therefore, we create a unique staging plan for each one. In order to provide you with the best solutions and prepare a proper estimate, we need to fully evaluate the home to ensure that all spaces will be staged effectively. We start with an in-home Vacant Home Staging Consultation to examine the space, flow, and overall feel of the home. Once you choose to proceed, we will draft the contract for staging, outlining our full terms, and schedule the staging date.


Q: How Soon Can You Stage Following The Consultation?

A: Upon receipt of the deposit, we will work to schedule your stage as quickly as possible. Items that will affect this timeline are current bookings and the time required for you to properly prepare the property for staging. We are typically booked 1-2 weeks out so please schedule as soon as possible.


Q: Where Do You Acquire Your Furniture?

A: In order to maintain quality control and maximum flexibility, Staged by Marie, LLC never rents from third-party vendors. All furniture, artwork, rugs, linens, greenery, and accessories are the property of Staged by Marie, LLC. This allows us flexibility with style, availability, rental period, and pricing.


Q: Can I Select The Home Staging Items You Use?

A: No. Selection and placement of artwork, furniture, and accessories is at the discretion of Staged by Marie, LLC. Keep in mind, this is not interior decorating, and the furnishings may not be to your personal taste. The items selected are curated exclusively to showcase your home in the best light possible and appeal to the most buyers. Rest assured; we all have the same goal in mind – to sell your house! With the flexibility of our extensive high-quality home staging inventory, we provide a custom staging plan which is designed to emphasize the greatest features of your home.


Q: What is Staging Risk Management Insurance (SRM)?

A: Although Staged by Marie, LLC is fully insured, we have no care, control or custody of the inventory placed in your home. It will be the full responsibility of the homeowner should there be any loss from fire, flooding, theft or other damage. SRM provides a solution to risk issues in the real estate staging industry by covering property that a majority of homeowner’s insurance does not cover, including when the home is vacant. $180 covers up to $10,000 in inventory for 60 days. Additional coverage can be purchased.
